By far, the most common placement is in the backyard. However, there are a few exceptions, such as being in the sideyard or even the front of your house, provided there is enough room when considering setbacks, local regulations, and any unique easements on your property.

The most common type of financing for a Tiny Home project is a Home Equity Line Of Credit (HELOC), but several other options are available, including renovation and personal loans.
Yes, we do offer shell or unfinished versions of our Tiny Homes. With our shell model tiny homes, we still handle the whole process for you and finish everything except for the interior of the unit.
For the interior of a shell model ADU, we would complete rough plumbing, rough electrical, and framing, leaving the rest for you to complete on your own or using your subcontractors.
A shell model Tiny Homes costs approximately 65% of the cost of one of our finished units! We also offer a “shell+” option, which includes everything in the shell plus drywall and flooring.
All of our tiny homes are stick-built right on your property, which almost eliminates access issues that prevent you from being able to build a Tiny Home!
In addition, stick-built tiny homes yield better quality and add more value to your home, ultimately giving you a better return on investment. Stick-built units often appraise for more than prefabricated or manufactured options.
Our Tiny Homes are built on a permanent slab foundation as a standard, but we can also build them on raised foundations.
Homes on wheels cannot be considered a Tiny Home or permitted on your property except for a few select areas.
Depending on your municipality, the largest Tiny Home you can build in the Jacksonville City Limits is 1,000 sq ft. However, this does change slightly based on your city or county legislation. A maximum square footage or percent total of your primary home is typically used.

Yes, we can! If your client already have plans they love and have been pre-approved by your city, we can build it for them.
The standard building timeline is 6-8 months, including design, engineering, permitting, and construction of your client's new Tiny Home.
Permitting is the most variable part of the build process. The faster we can permit the Tiny Homes, the faster we can complete it!
Yes, all tiny homes must be permitted, including conversions. However, we handle this whole process for your client, making creating their new space as easy and stress-free as possible!
How much space your client needs largely depends on the size of the Tiny Home they want to build. Our smallest standard Casita size is 240 sq ft. with standard setbacks. They typically need about 22’ x 30’ of space or more to build an ADU.
Our pricing includes foundation, construction, finishes, design and engineering, permit submission, and more! The only two things that our pricing does not include are permit fees from the city or county and hookup fees.

The fees for permits and hookups vary widely depending on dozens of variables, including the size of the units, where your client wants to build, how far we have to trench, whether they need any utility upgrades and more.

ADUs do not have to be detached from the primary home. Your client can build attached Tiny Homes that are directly connected to their home, garage conversions of an attached garage, or even a Junior ADU created from renovating space inside their home!
Yes, they can! It has to meet all local code Tiny Home requirements.
Generally, an ADU (accessory dwelling unit)/Tiny Home is a living space that includes a full bathroom and kitchen, which the city or county has permitted as a Tiny Home.
